1. What Vetted Flips is

Vetted Flips is a deal-matching desk: we source and screen Texas wholesale flip deals and present box-matched deals to cash buyers. We provide licensed real-estate brokerage services through Keller Williams Memorial. We are not a party to your purchase contract, we are not the seller, and we do not hold your earnest money or your purchase funds.

2. The Deal Grader is a screen, not a valuation

The Deal Grader is an automated screening tool. It is not a licensed valuation, an appraisal, or a comparative market analysis (CMA), and no licensed agent reviews its output. It carries no accuracy claim and must not be relied on as the basis for a purchase. Always do your own diligence. A licensed CMA, where provided on a matched deal, is a separate, human-authored work product.

3. No guarantee of deals, profit, or return

Nothing on this site is a promise of a specific deal, profit, or investment return. Real estate carries risk. Figures shown in examples are illustrative ranges drawn from public data. "First look" means you see a matched deal before it goes to a broader blast list; it is a send-order practice, not a reservation, hold, or exclusivity guarantee.

4. Fees

There is no membership or upfront fee to receive deal flow. A buyer-side fee of 3% is earned only on the close of a transaction you choose to pursue, as set out in your buyer-representation agreement. [Exact fee terms live in the BRA — FI-A02 / FI-A03.]

5. Representation & disclosures

6. Acceptable use
