Ten years in this business, I've sat on both sides of the assignment table — buying them as an investor, pricing them as a licensed agent. Thousands of files. A lot of that paper came from wholesalers.

The wholesalers I liked doing business with were doing the hardest job in the trade — building the list, making the calls, sitting at a kitchen table until a seller stops saying no — and then handing that work to a dispo process that was mostly luck. The deal was good. The exit was a coin flip.

So I built the half that was missing instead of another buyers list. We run our own CMA off closed comps, adjustments shown — a licensed opinion of value, not an appraisal and not a guess. When your deal reaches a buyer, the number on it isn't "wholesaler math" to be knocked down on sight; it's a licensed read they can check comp by comp.

Your address, your photos, your price stay inside the desk until you give us the go-ahead in writing. If you send it and then think better of it, it stops there.

Buyers are bound before they see it

A cash buyer signs a representation agreement with us before your address is on their screen. Tire-kickers and other people's dispo guys never get that far.

How does a buyer get comfortable taking over my contract?

They inspect first, then take assignment. A buyer walks the property and finishes their diligence before they take over your paper — so nobody signs blind and nobody comes back to renegotiate you at the table.

Do you re-wholesale it?

No. It goes to an end buyer from our desk, or it comes back to you with the CMA and the honest reason it didn't move. You can take that read to your next conversation with the seller.

How fast will I hear back?

A licensed Texas agent reviews every submission and replies within one business day. From there, the CMA and the buyer match run on our clock, not yours.

What if the contract isn't signed yet?

Send it anyway — contract status is one field on the form, and "not under contract yet" is an honest answer. If the deal pencils, it's worth the conversation before the ink dries.
