Why not just run the investor myself?

You can — if you want to screen a thousand deals a month, verify wholesaler contracts, and chase daisy-chains between listing appointments. The desk is built for exactly that grind. You keep the relationship; we do the machine work.

What if they buy a regular listing later?

Yours. The referral covers desk transactions only — we're not in the resale business and we don't want your client.

When do I get paid?

At closing, through the brokers, per the referral agreement. If your referral never closes a desk deal, nobody owes anybody anything.

Will I know what's happening?

Yes — you're not handing your client into a black box. You hear from us at the milestones: intro logged, first match sent, under contract, closed. Silence kills referrals; we don't do silence.
